If your thinking about selling your home, there are defining lines to observe against the competition in your area. We will go over ways your home will show much better than other homes for sale surrounding yours.
Wanna show off your homes awesome features?
This post is intended to help guide you and give a basic checklist on items to take of and focus on so you can. Home buyers looking to move to your area will absolutely be comparing homes they view.
When we show up to most listing appointments, we see quite a few fabulous features to a home that creates a connection with potential home buyers that you may be overlooking when getting ready to sell your home.
We have found that many home owners simply get use to what once was amazing to them become old hat and forget about the key features that prompted them to buy the home themselves.
We also want to point out that a great feature to YOU may not be a great feature to the Potential Buyer and vise versa.
However, there are certain features to a home that will be loved by the larger buying pool. Let’s take a look at those features and how to really show them off to draw attention to them in a much bigger light.
Here are 3 of the top features in your home you will want to focus on to bring targeted attention to when having your home shown by agents and home shoppers.
For just about every family, The Kitchen is the Heart of the Home. So let’s make sure it reflects just that!
- The Kitchen: Believe it or not it isn’t always about an open concept kitchen. While there is a huge demand for open concept, there are actually quite a few families now favoring a semi-open or broken plan design, which strikes a balance between open and separate spaces.
Having a spotless clean kitchen during showings is imperative and will go a long way to capture the beauty of this space. It also will reflect how well the rest of your home is being maintained in the minds of the buyers. Always remember, buyers want to touch and feel everything when making decisions on which home they will see themselves living in. They will run their hands over counter surfaces, open cabinets , drawers and cupboard doors as well as oven and refrigerator doors. Trust me, They Will Do This… Keep it clean and decluttered. The kitchen shown here is from one of our listings in Forsyth County, Ga. and is a perfect example of how you will want your kitchen to show to home buyers.
Below is a quick reminder list on what to focus on that you may miss otherwise when cleaning the kitchen.
- Wipe down and deep clean all counters and backsplashes.
- Clean and greasy areas with a strong soap or cleaner. Don’t forger to clean under your vent. This is one that sellers miss often and buyers notice every time.
- Clean the inside and outside of all cabinets, cupboards and drawers. Do not forget about the drawer pulls.
- Clean the inside and outside of your dishwasher so it smells clean when opened.
- Deep clean your oven to get rid of any stuck on food particles from the inside and scrub down the glass so it looks sparkly new.
- Clean your microwave inside and out.
Bathrooms:
- 2. The Bathrooms: Whether it is the primary suite, secondary or guest bathroom, the impact of having each look like a spa setting is huge for home shoppers. Simple tweaks can have a big impact on how the spaces show the size and functionality of the bathrooms. A cluttered and untidy bathroom will distract any buyer from what the space truly has to offer. Even the tiniest of bathrooms can be a showstopper if done right.
What If your bathrooms are outdated and you do not have a budget to update them? You can still do simple things to breath life into them without it costing you a fortune.
Keep your bathrooms clean, simple and elegant..
Have all sinks, tubs and showers dialed in. One thing I see missed often is when a home owner has tile flooring with dirty grout lines. As tedious as it may be to keep grout lines clean, it is super important to either have a pro come in and steam or color the grout. There are companies you can call on to get this accomplished. You can also purchase grout color pens and do it yourself. I am always amazed at how this simple fix can elevate the look of any tiled bathroom!
- Clean or repair all calk in around the sinks, counters and tubs. This is a simple fix and well worth it.
- What about those drains? Yep, let’s not forget about those. It may help just to pour a bit of bleach in them.
- Clean your mirrors and pay attention to how the baseboards look as well.
- Have fresh bath and hand towel’s displayed.
- Be sure to have all used towels off the floor and counters, make up, personal hygiene and used soap bars off the counters and put away.
Outdoor Living Spaces:
- 3. Gathering spaces outdoors is more popular than ever and has become a huge selling point for most home shoppers. So, if you have points of interest on the exterior spaces of your home, you will want to capitalize on it for sure!
Creating a beautiful atmosphere that Wows the pickiest of home shoppers!
Even if your outdoor space is small, spruce it up and create an inviting destination point for gatherings.
Keep in mind buyers love to see clean lines and minimal clutter.
What are some items you will want to keep an eye on in your outdoor spaces?
- Pressure wash any areas that may need attention on concrete and patios and decks
- Paint over any chipped paint on decks and handrails
- Be sure to get rid of any cobwebs or spiderwebs in corners or hanging fixtures
- Outdoor Kitchens are prone to critters so check around to see if you need to remedy any rodent poop.
- If you have outdoor furniture that is looking a bit tattered, you can spruce it up with some nice throw pillows. I have seen simple things like new pillow make a big difference. If your outdoor furniture is on its last leg and looking junky, get rid of it.
- Remember, you want this space to show off to its maximum level. I promise you, it is that important.
