What is my first step in the home selling proccess?
The first step in getting ready to sale your home is determining how soon it is you are prepared to move out of the home once we get it under contract.
There can be several factors to consider so we can articulate clearly to the prospective buyers and their realtors .
For instance, you may be waiting on your new home to be built and need to have the proceeds from the sell of your home in order to close on your new home. If this is the case, we will need to have a strategy in place to stay within timelines unless you are willing to rent for a short term while your new home is being completed.
Or, you may have children in a certain school district and need to wait for the school year to finish out before moving.
You may need to move quickly due to life changes.
No matter what the case may be, we will have the conversation up front so we can plan according to your life schedule.
- Once we have your time frame in place, we will go through your home with you and discuss items that may need attention in order to get your home in the best possible condition. We always recommend getting a home inspection up front to avoid any surprises that would otherwise come up during the buyers inspection. When we do this, it makes for a much smoother transaction during the buyers due diligence period.
How do we determine the best selling price?
The list price is determined by several factors including
- The condition of your home
- The layout and sq footage of your home
- The location of your home
- The most recent sales of comparable homes in your area
- The current market condition in your area

What are some of the obstacles that could come up?
Every home sale is different. Every home and sometimes homeowner can have it’s own set of obstacles.
We’ve seen just about every obstacle out there. The goal is to overcome them with ease.
Here are some bullet points just to name a few:
- We love our furry babies but in some cases this can be an obstacle we need to overcome when showing homes. Planning to have a system in place to either take our pups or cat’s out for a drive or have a specific room in your home to kennel them is important. We also need to be aware of any pet odors or hair in the home. We will go over a plan to be prepared for what needs to be taken care of. It can be easier than you think.
- Busy moms and dads with small children need to plan differently than empty nesters or those who have not yet started a family. In this case we will have certain times of the day that your home can be shown so you can keep your schedule on tract with the kiddos..
- Appraised values coming in lower than expected. Low appraisals from a buyers lender can be challenging and in many cases just plain wrong. One way we circumvent this is making sure we have the homes priced properly and in some cases we will suggest having a pre appraisal done on homes that are outside of subdivisions or on Lake Properties in certain areas. What this does is gives us a bit more insight on how we would structure an agreed upon price in a contract. There are variables to this that we can discuss further when we meet.
- Buyers changing their minds: It does happen from time to time. Buyers have a right to change their mind on moving forward on an agreement to purchase your home. The Due Diligence period protects the buyer during that time frame to walk away from the deal and get their earnest money back. What if they want to unwind the deal after the due diligence period is up? They could lose their earnest money and the seller would get to keep it. Timing is everything in contracts and the way they are written. It is our job to make sure everything runs smoothly and the contract is solid. Our team makes sure all timeframes are met to keep you safe. We will discuss in further detail as we go through the legal documents.
What is the average time frame before my home gets an offer on it?
Getting a solid offer on your home can be really fast or can take a longer period of time. This depends of several factors. The following are examples of what we see daily.
- Is the home priced right for its condition?
- Is the home in move in ready or does it need some TLC?
- Is the home in a great location and close to shopping and preferred school districts?
- Does the home have the right layout for the next family and is the layout the most preferred in the largest buying pool of home shoppers?
